Project Manager

If you're a Project Manager who likes having ownership of your projects rather than needing five layers of approval to get something done, this could be worth a conversation.

We're working with a privately owned commercial construction business that's adding to its delivery team off the back of a strong forward workload.
They deliver predominantly Design & Build projects across commercial, industrial, retail and warehouse environments, with several projects currently moving through design and into construction across the North Island.

This is a newly created role rather than a replacement.

About the role.

Reporting to the Construction Director, you'll take responsibility for your own projects and work closely with clients, consultants, subcontractors and the wider delivery team.

With a strong Design & Build focus, you won't simply be handed a completed set of drawings and told to build it.

You'll be involved across the wider project, coordinating consultants, working through design and buildability issues, managing programme and subcontractors, and ultimately taking ownership of getting the job delivered.

The business has systems and processes in place, but they're not looking for someone who needs a huge corporate structure around them. Their PMs are given room to run their projects, make decisions and adapt when things change.

There will be some travel depending on the projects you're delivering, with work currently spread across the upper North Island and occasionally further afield.

About you.

My client is interested in someone who understands construction, can take ownership and knows how to work with clients, consultants and subcontractors to get a project delivered.

An LBP and/or qualified carpentry background would be a significant advantage.

The business places real value on PMs who have practical construction knowledge behind them and understand how things actually get built.

Ideally, you'll bring:

  • Commercial construction experience at Project Manager level
  • LBP and/or qualified carpentry background - highly regarded
  • Design & Build experience, ideally including consultant coordination
  • Strong programming and subcontractor management capability
  • Confidence dealing directly with clients and consultants
  • A practical understanding of construction and buildability
  • Good systems and technology capability
  • The ability to take ownership of your projects without working in a silo
  • A collaborative, solutions-focused approach when things don't go to plan
They're not looking for someone overly rigid or set in their ways. The environment changes quickly, so being adaptable, willing to muck in and comfortable finding a way forward is important.

If you've come through the tools, hold your LBP, have progressed into running commercial sites and are already taking on broader responsibility across programme, subcontractors, clients or consultants, don't rule yourself out because your current title says Site Manager.

You don't necessarily need to be the finished article.

For the right person, this could be an opportunity to bring the practical construction experience you've already developed and broaden that into responsibility for the wider project.

Why consider it?

This is a growing business with a good pipeline of work and a delivery model that gives its people genuine responsibility.

You'll get exposure to Design & Build rather than sitting purely at the construction end of a project, and you'll work closely with the people making decisions within the business.

It's a relatively straightforward environment: good systems where they're needed, autonomy where it makes sense, and an expectation that you'll take responsibility for what you're delivering.

For an established PM, there's the opportunity to have more ownership.
For someone stepping up from Site Management, there's the opportunity to develop the broader project management side without losing the value of your practical background.

Package

Remuneration is flexible and will depend on the experience and capability you bring.

The wider package includes a company vehicle and project-performance incentives.

If you're an established commercial Project Manager looking for more ownership, or an LBP/Site Manager wondering whether you're ready to take that next step, I'd be keen to hear from you.
