Project Manager

Our client has two projects about to move and are looking for a couple of experienced Project Managers to come in before things ramp up on site.

Both are large-scale industrial builds, with early works already underway and contracts expected shortly. The timing here is deliberate, this isn’t about stepping into something mid-flight, it’s about being involved early enough to influence how the job is set up and delivered.

The work itself sits in that $20M - $40M range and includes warehouse and cold storage builds with associated office space. They’re not overly complicated for the right person, but they do need someone who understands how to bring everything together properly.

What you’ll be doing

You’ll be involved from the point where design is still being worked through and will carry that through to delivery. There’s a preconstruction team in place, but PM input is expected from a buildability and delivery perspective.

Day to day, that looks like:
  • Working alongside design teams to sense check buildability and programme
  • Leading procurement and managing subcontractor engagement
  • Pulling together tender packages and running evaluations
  • Keeping a close handle on cost with QS support there to back you up
  • Driving the programme and making sure things are set up properly before construction peaks
  • Managing relationships across clients, consultants and subcontractors
What matters for this role

This will suit someone who is comfortable being both commercial and practical. You don’t need to overcomplicate it, but you do need to know what you’re doing.
  • Experience delivering commercial or industrial builds in the $20M+ range
  • Strong procurement capability, you’ve run subcontract packages and know what good looks like
  • Solid construction understanding, you can problem solve on the fly, not just escalate issues
  • Comfortable in a design & build environment
  • Able to manage stakeholders without creating noise
A main contractor background is important here.

Timing-wise, they’re looking at starts around June/July, with site activity building shortly after. There’s also a steady pipeline behind these projects, so this isn’t a short-term play.
